Water that gets through a roof runs along decking, rafters and the top of the ceiling drywall before it shows. Finding a leak is mostly attic work with a flashlight, and on houses of Plano's age the entry point is usually something that pokes through the roof, not the open field of shingles.
| Entry point | What it looks like inside | Why it fails |
|---|---|---|
| Plumbing vent collar | A stain near a bathroom or the kitchen | The rubber collar cracks in the sun long before the shingles wear out |
| Roof-to-wall flashing | A stain where a ceiling meets an upstairs wall | Step flashing rusts, or siding was caulked to the roof and trapped water |
| Chimney | Staining on the chimney breast or beside the fireplace | Counter-flashing pulls away; the cricket behind the chimney holds debris |
| Valley | A line of staining that follows the roof's inside corner | Valleys carry the most water and collect the most leaves |
| Nail pops | A small, slow, single stain | A fastener backs out and lifts the shingle over it |
This is a general pattern for asphalt-shingle roofs, offered as a starting list. The contractor on site says what it actually is.
On a slab-on-grade house the air handler and its ducts often sit in the attic. A blocked condensate drain line overflows its pan and stains the ceiling in a way that looks exactly like a roof leak, and it shows up in the months when the air conditioning runs hardest, with no rain at all.
Two quick tells: the stain grows in dry weather, or it sits directly under the attic unit. A roofer who looks in the attic first will see which it is in a few minutes. If it is the drain line, that is a call to an air conditioning company, and you have saved the price of a roof repair that would not have fixed anything.

A temporary cover can go on in a break in the weather. A lasting repair needs a dry surface, so it usually follows a day or two later.
No. It means the last rain has finished draining. The path the water took is still there, and the wood along it has been wet at least once.
Not by itself. One failed pipe collar on an otherwise sound roof is a repair. Several entry points on a roof near 30 years old is a different conversation; an inspection settles it.
Say which room, how big the stain is and whether it has rained. That is enough to get the right contractor moving.
