In most places you can guess a roof's age from the house's. In Wylie that guess is often wrong, and the reason has a date.

Wylie is a young city in housing terms: the median house was built in 2006, and about 40% of housing units date from 2000 to 2009. So a great many houses that were ten years old in 2016 are carrying roofs that date from 2016 or 2017, not from when they were built.
If you bought after 2016, find out whether the roof was replaced that year. The seller's disclosure, a permit record or a neighbor will usually tell you.
Roofs replaced in the same season will come due in the same season. That is reasoning, not a forecast, but it is a good reason not to wait for the rush.
A great many roofs went on quickly that year. An inspection looks at how flashing, vents and ventilation were handled, which is what decides how a ten-year-old roof holds up.
Plano's re-roof handout, its 25% threshold and its contractor registration are Plano's. Wylie has its own building department and its own rules, and this site does not quote them. The contractor confirms what Wylie requires for the address before work starts.
