Late-1980s houses on the old polo grounds

Roofing and Siding in Willow Bend, Plano

D Magazine's 2006 profile dates Willow Bend to the late 1980s, built on the former grounds of the Willow Bend Polo and Hunt Club, and describes its houses as two-story brick, “generally following the French country and English Tudor styles,” on lots averaging a third of an acre.

The Style Is the Roofing Problem

French country and Tudor are styles defined largely by their roofs: steep slopes, several gables facing different ways, dormers, tall chimneys. Every one of those features is a place where two surfaces meet, and every meeting is a valley or a line of flashing.

So on a house like this, the square footage of the roof understates the job. The labor is in the cuts, the valleys and the flashing, and the risk is there too. A crew that is quick on a simple gable roof can be out of its depth on a roof with a dozen planes.

Geometry, itemized

What to Look For in a Quote Here

Valleys, counted

How many, how they will be lined, and whether the old valley metal is being replaced or reused.

Every wall and chimney joint

Step flashing and counter-flashing named, not covered by the word “flashing” once.

Steep-slope handling

Steeper roofs need more staging and more time. A quote that ignores pitch is either padded or wrong.

Dormer walls

Dormers are small sided walls sitting on a roof. Their siding and trim age hard. Have them looked at with the roof; see siding inspection.

Brick Below, Other Things Above

The profile calls these houses brick. Even on a brick house, the gable ends, dormer cheeks, chimney chases and eaves are often something else, and after 35 years those are the surfaces that need attention. Fascia and soffit two stories up are easy to ignore and expensive to reach, so the time to deal with them is when staging is already up for the roof.

Many subdivisions of this kind have an owners association with a say over exterior changes; check your own documents. The city's part is the same as anywhere in Plano: the re-roof permit above 25% of the roof.

A Roof With a Lot of Angles?

Say how many stories and whether there are dormers. It helps match the right contractor.
