One real estate guide dates Whiffletree's homes to 1977 through 1982 and puts them between roughly 2,300 and 4,000 square feet. A neighborhood built in six years has a peculiarity: every original roof was the same age, and so the replacements have tended to come in waves.
When houses share a build year, a builder and a climate, their roofs wear out together. If two or three roofs on your street have been replaced in the last couple of years, yours was very likely put on in the same wave as theirs were, and is about as old as theirs were when they went.
That is a hint, not a finding. The finding comes from an inspection, which also says whether the roof on a 45-year-old house is its second or its third.
| Part | Likely history | What to ask |
|---|---|---|
| Roof covering | Replaced at least once, probably twice | How many layers are on now? |
| Decking | Original, unless a past re-roof replaced sections | Is any of it soft, and was it built for shingles? |
| Fascia and soffit | Original wood, painted many times | Is the fascia behind the gutters still sound? |
| Siding and trim | Original in places, patched in others | Which walls probe soft? |
The middle column is reasoning from the build years, not a record of any house.
At 2,300 to 4,000 square feet these are sizable houses, and size shows up in the parts that are priced by the foot: ridge, valley, eave and fascia. When a replacement is quoted, ask for the linear feet of each alongside the roof area, so two quotes can be compared on the same measurements.
Whiffletree is inside Plano, so the city's re-roof permit and attic final apply.
